Burntwood sits on the edge of Cannock Chase, with much of the town at around 150 metres of elevation and a good slice of its housing stock looking directly out over woodland or open countryside. It’s a beautiful place to live — but if you have rendered walls, that exposure comes at a price. The damp air rolling off the Chase, combined with woodland edge conditions and weather coming straight off the AONB, means render in Burntwood typically discolours faster than in more sheltered parts of the district. At Modus Softwashing, we’re just up the road in Handsacre and we’ve cleaned render across every part of Burntwood — from the older terraced streets in Chasetown to the modern K-rend estates around Boney Hay and Gorstey Lea.

Why Burntwood Render Gets Dirty Faster Than You'd Expect

Three things conspire to make Burntwood properties particularly prone to render staining:

  • Elevation and exposure. Burntwood sits noticeably higher than Lichfield and Tamworth, with much of the town between 140 and 170 metres above sea level. Higher up means damper air, slower-drying walls, and more time for algae and lichen to take hold.
  • The Cannock Chase effect. The AONB starts at the town’s northern edge. Spore-laden air from ancient woodland blows directly across Burntwood properties, particularly those in Boney Hay, Gorstey Lea and northern Chase Terrace. This is why north and west-facing walls in these areas often look noticeably worse than the same elevation on the south side of town.
  • Mixed and ageing housing stock. Burntwood expanded around the mining industry in the 19th century, then again in waves through the 20th and 21st centuries. That means a real mix of render types across the town — old painted cement render on terraces in Chasetown, pebbledash on mid-century semis around Burntwood Green and Summerfield, and modern through-coloured renders on the newer developments. Each one needs to be cleaned differently.

The pattern we see again and again on call-outs:

  • Green algae on north-facing walls in Chasetown and Chase Terrace
  • Black streaking and dark patches on K-rend properties around Boney Hay and Gorstey Lea, often beneath windows and at parapet level
  • Red algal growth (Trentepohlia) on properties with prolonged shade, particularly near mature trees on the edges of town
  • Heavy lichen on render close to Chasewater and on the southern fringes of the Chase itself

Almost every one of these can be brought back to near-new condition with the right softwash treatment. You very rarely need to re-render.

What we clean

Render Types We Clean Across Burntwood

We’re set up to handle every render type found on Burntwood properties:

K-rend and other through-coloured silicone renders — the dominant choice on Boney Hay, Gorstey Lea and recent Chase Terrace developments

Monocouche render — another through-coloured product, equally jet-wash sensitive

Pebbledash — extremely common on 1950s–1970s semis across Burntwood Green and Summerfield

Painted sand-and-cement render — common on the older Chasetown terraces and on properties around Christ Church and Prince’s Park

Modern silicone-mineral renders — found on some of the most recent builds

If you’re not sure what render you’ve got, that’s normal. We’ll identify it on the free survey.

Why Softwashing?

Why Jet Washing K-Rend in Burntwood Is a Disaster

We get called out to Burntwood properties fairly regularly where someone — usually a general pressure-washing contractor or a confident homeowner with a hired-in jet washer — has tried to clean K-rend or monocouche the hard way. The result is almost always the same: visible wash marks, patchy fading where the surface layer has been blasted off, and a render that looks worse than before they started.

Here’s the issue. K-rend, monocouche and similar modern renders have their colour running all the way through the coating, not just on the surface. High-pressure water — even at what feels like a moderate setting — strips that surface layer unevenly. Once it’s done, it cannot be undone. The only fix is a full re-render, which on a Burntwood detached property typically runs into thousands of pounds.

Softwashing is the only method we’d ever recommend for these surfaces. It uses a specialist, eco-friendly biocide applied at very low pressure. The solution kills algae, moss, lichen and black mould at the spore level. The render is left undamaged, the kill is at the root rather than just on the surface, and the result lasts far longer than a high-pressure blast ever would.

It’s the same method used by the manufacturers of K-rend and similar products themselves. It is, simply, how you clean modern render.

Our Process

How We Clean Render in Burntwood

  1. Free site survey. We visit your Burntwood property, identify the render type, assess the level and type of growth (algae, lichen, black mould, red algae or a mix), and check access. You get a written quote with no obligation.
  2. Tailored softwash mix. A north-facing K-rend property in Boney Hay needs a different solution mix than a pebbledash semi on Burntwood Green. We adjust accordingly.
  3. Low-pressure application. Professional softwash equipment, applied carefully. No high-pressure machinery ever touches your render.
  4. Dwell time. Typically 30–60 minutes for the biocide to kill at the root.
  5. Rinse and finish. Where appropriate, a clean-water rinse. With many softwash treatments, the render continues to brighten over the following days and weeks as the biocide finishes its work.
  6. Aftercare advice. Honest guidance on when you’re likely to need attention again — usually 3–5 years in Burntwood, sometimes sooner for the most exposed properties on the AONB edge.

Why Trust us?

Why Burntwood Homeowners Choose Modus

  • Local. We’re based in Handsacre, just up the A51 — under 20 minutes from anywhere in Burntwood. We’re not a national operator with a local-sounding name.
  • Qualified. Our founder Steven Mallaber is a City & Guilds-certified Professional Softwashing Technician with a BSc in Building Surveying & The Environment and an MA in Architectural Conservation. That matters when you’re working on a mix of render types as varied as you find across Burntwood.
  • 13+ years’ specific experience in render and softwash work — not a general cleaning company doing render on the side.
  • Fully insured for residential and commercial properties.
  • Honest. If your render isn’t going to clean up well — particularly if it’s already been damaged by previous high-pressure cleaning, which we see on Burntwood K-rend properties more often than we’d like — we’ll tell you upfront. We’d rather lose the job than mis-sell.

Render Cleaning Lichfield - Common Questions

Cost depends on the size of the property, the render type and how much organic growth is present. Most Burntwood domestic render cleans fall within a typical range, and we provide a firm written quote after a free site survey. Call 01543 304 549 to arrange one.

Yes, in practical terms. Properties on the AONB edge — across northern Boney Hay, the top of Chase Terrace, and out towards Gentleshaw and Cannock Wood — typically need attention more often than properties in the centre of the town. Heavier organic growth means we may use a slightly different application approach, but the method is the same and the result is the same: clean render, undamaged surface.

Yes, absolutely. Our softwash process is specifically designed for K-rend and other through-coloured renders. The mistake to avoid is using a pressure washer — once K-rend is damaged by jet washing, it cannot be repaired without a full re-render.

For most Burntwood properties, every 3–5 years is about right. The most exposed properties — the AONB-edge homes mentioned above, or properties heavily shaded by mature trees — may need attention more often. We’ll give you an honest view at the survey stage.

Most domestic properties are completed in a single day. Larger or commercial buildings may take longer — we’ll set out a clear timescale with the quote.

Yes. We use eco-friendly biocides that break down quickly. We’ll cover delicate planting before treatment as standard, and we’ll advise on keeping pets indoors during application.
